Painting Condo-Hotel Units Near the Las Vegas Strip

Several towers near the Strip sell their suites to individual owners and run them like hotel rooms. Painting one means fitting into a hotel's routine as well as the owner's.

How condo-hotel ownership differs

In a condo-hotel you own the unit, but the building operates as a hotel. Properties such as the Signature at MGM Grand, Trump International, Palms Place, The Platinum and Vdara were sold, at least in part, as individually owned units. Owners often place the suite in a rental program run by the property, which means guests may be booked into it on dates the owner does not control day to day. Owner use, rental use and blocked dates

Painting needs the unit empty for a stretch of days. Owners usually block those dates through the rental program first. We schedule from the dates you secure, not the other way round.

Hotel finish standards

Some rental programs have their own finish and color standards for units in the pool. If yours does, send us the specification and we will paint to it. If you are not sure, ask the program before choosing a color.

Working inside a hotel operation

A condo-hotel has guests in the halls at all hours and a back-of-house that runs on its own schedule. Contractors usually come in through a service entrance or loading area, check in with security or engineering, and use a service elevator. We do not assume how any one property handles this; we ask the owner relations or management contact what is required and supply the paperwork they request.

Insurance and contractor paperwork

Expect to be asked for a certificate of insurance and contact details for the crew. We send them in the format the property asks for.

Quiet, tidy, out of sight

Materials are brought up in the service elevator, kept inside the suite, and taken out the same way. Nothing is stored or cleaned in guest corridors.

Before booking, it helps to know how your property handles contractors. Some owners already have that answer from earlier work in the suite; others ask owner relations for the first time.     Walls, ceilings and trim are painted and the suite is cleaned ready for use.

  5. Photos to the owner

    Final photos go to you before the unit returns to the rental calendar.

Typical condo-hotel scopes

Suites in rental use take more wear than a residence: luggage marks on walls, scuffed door frames and touch-up paint from housekeeping that no longer matches. A repaint between rental seasons resets the unit. Larger condo-hotel suites and penthouses are quoted like any full tower interior. Owners who never visit can combine this with our remote owner updates.

Wallcovering and feature walls

Some condo-hotel suites were finished with vinyl wallcovering or a feature wall. Painting over wallcovering needs a different prep, so tell us what the unit has when you send photos.

Does the hotel have to approve my painter?

Each property sets its own process. Ask your owner relations or management contact, and we will supply what they need.

Can I choose any color?

If your suite is in a rental program, check whether the program has a color standard first.

How long will the suite be out of use?

It depends on size and scope. The quote states the number of working days so you can block the right dates.
