Building paperwork and access

Why does my building want a certificate of insurance?

Management offices commonly require proof of insurance from contractors before they work in the building. We supply the certificate in the wording your building asks for.

Who books the service elevator?

We ask your management office how bookings work and arrange the slot. Some buildings require the owner to request it; if so, we tell you exactly what to send.

What hours can you work in my building?

Whatever hours your building allows. We ask management rather than assume, and schedule the crew inside that window.

Do I need to be there to let the crew in?

No. Access can be set up through the front desk, a concierge, a property manager or another arrangement your building permits. See painting while you are away.

Cost and quotes

How much does it cost to paint a condo in Las Vegas?

It depends on the unit's size, ceiling heights, number of doors, amount of repair, color changes and, in towers, building logistics. We give a fixed written price after photos or a walkthrough rather than a rate that would be wrong for most units.

Is the quote fixed?

Yes, for the scope written on it. Anything extra is priced and approved by you before it is done.

What is included in a tower job?

Paperwork for the building, elevator booking, protection of the route and unit, repairs listed on the quote, paint, and daily clean-up.

During the work

Will my neighbors smell paint?

Low-odor, low-VOC interior paint is our default, and containers stay sealed between coats.

Can I stay in the unit while it is painted?

Yes. Larger units can be painted in stages so you keep a bedroom, bath and kitchen usable.

How long does a condo take?

From a day or two for a small refresh to a week or more for a large residence. The quote states the working days.

What is yours to paint

Can you paint my balcony?

In towers, balconies are normally maintained by the association. In low-rise condos and townhomes it varies, so check your CC&Rs.

What about townhome exteriors?

Usually the association's job. We paint interiors, including stairwells and garages, as described on the condo and townhome page.

Do you paint condo-hotel suites?
