Painting Downtown Las Vegas Loft Condos

Downtown's towers were built as lofts, with exposed concrete, open ductwork and tall glass. Painting them is as much about what to leave bare as what to coat.

Downtown's loft towers

The Ogden

The Ogden on Las Vegas Boulevard opened in 2008 as Streamline Tower and took its current name in 2011. Its units were rented out for several years before selling again as condos from 2014.

Newport Lofts and SoHo Lofts

Newport Lofts on Hoover Avenue and SoHo Lofts on South Las Vegas Boulevard both use an industrial loft style with exposed ductwork. SoHo is described as the first residential high-rise within city limits, with residents moving in from May 2006.

Juhl

Juhl on Bonneville Avenue is a campus of six residential buildings, the tallest a 15-story tower, finished in 2009. Many units there have been rented out over the years.

Painting around concrete and ductwork

Loft units usually mix drywall partitions with exposed structural concrete and open ceilings. Owners often want the drywall repainted and the concrete left raw, or the ductwork painted one even color to quiet the ceiling. Each choice needs different masking and products, so we agree on every surface in writing before work starts. The process otherwise follows our tower interior steps.

Tall walls and open ceilings

Ceiling heights in loft units are often greater than in standard condos, which brings in taller ladders and more setup time.

Agreeing surfaces in writing

Before any work starts we list each surface in the unit as paint, seal or leave bare, and you sign off on that list. It avoids the most common loft mistake, a crew painting a concrete column the owner wanted raw. If you would like to compare how lofts and towers differ, the building guide groups every district, and our loft and tower owner answers cover access and timing.

Investor and rental units downtown

Because several downtown towers went through rental periods, many units here are owned by investors who live elsewhere. Our remote owner service keeps them updated with photos. If you are selling, see the pre-listing repaint page. Allure and Sky Las Vegas in the north Strip towers are a short drive south.

Questions from owners in this district

Can you paint exposed ductwork?

Yes, if the building allows it and the surfaces are suitable. We confirm which surfaces are inside your unit and yours to paint first.

Do you paint the concrete walls in loft units?

We can seal or paint concrete, but many owners prefer it bare. We agree every surface in writing before starting.
